Hi All,

im new to the site and was wondering if you could help me !

i was wondering if anyone could help i currently have a concreated drive with a lowered curb. when i bought my masionette it come up on the survey that the entrance is a bit tight for a modern day car which it is.

i what to dig it all up and extend my driveway over to the left and lay a new gravel drive so i can get 2 cars off street parking.

i will have to widen the access a little bit but thats not a problem just have to remove a concreate post. and thats done.

However i have been informed cause i live in a masionette i DONT HAVE Permitted Development rights !
and i will have to apply for planning permission to extend my drive.

i couldn't believe it as i thought that considering i own the land there i wouldn't be a problem, considering it will look allot better and keep in with all the neighbours as they have there own drives and mine is just mud and a concreate slab.

Does anyone know anything about this ? or has had experience with this before.

anyway around this ?? any tips, or just general info ?

Or the minimum cost of planning permission ?

PP is not normally required unless you live in a conservation area. Who's told you that you don't have this vague "Permitted Development" right? Unless it was part of the original planning application for your maisonette, and has been included as part of the deeds, there should be no restriction on your use of your land as a driveway.

The LA could limit your access over any footpath - is that the issue?

well i rung up Redbridge council my local LA, and they said cause i live in a massionete that i dont have Permitted Development rights, which i find strange as i already have a driveway i just want to widen it within my boundarys for allow 2 cars for off street parking,

can i email you the pics of it so you can see what i mean ?

im really confused as in why i need PP for this as i thought id try and go about it the right way as i didn't want to annoy any neighbours, but they all have driveways the same as how i want mine.

i already have a drive and a lowered kerb
It seems crazy that PP is required to dig up the old concreate slab , and dig out some of the mud / front garden and lay a gravel drive.

any tips or people i could go to to see if i could get dead cert answer on this

Not sure how pics would help but I don't mind taking a look. Check your deeds. Unless there's a convenant or clause stipulating limited devlopment in front of the building line, I can't imagine what the problem could be.

evans i am sure its just some jobsworth at your local council getting confused,as the bossman says this sort of stuff only applies in a conservation area i.e. an old village
and normally it only applies to buildings
i'm 99% sure if your neighbours have widened drives there would be no issue with yours
in fact most LAs welcome this sort of thing because it means less on road parking,the only thing they might ask you to do is have a 600 mm hardscaped area between the road and the gravel (to stop stones flying onto road)
i did mine last year and actually got the LA out to retarmac the pavement for free because when i dug the hedge out,the original tarmac had no edging

It's this "permitted development" gobbledegook that has me puzzled. WTF has off-road parking got to do with 'development'?

I think you need to go back to the lovely Anna and ask her to explain just what this "permitted development" is all about.

yeah that what i thought but these jobsworth reckon that cause im in a massionette i dont have this ( permitted devolpment right )
in my own house not a problem, but my massionette is split into 4 flats and i suppose they have to check that its not going to ruin the look of the other gardens, which are Crap anyway ha ha

thats why i can't lay a new hardstanding area however big and a small 2ft permeter wall ( to edge it ) within my boundarys.

If i use the exsisting hardstanding as a drive no worries, but t lay a new one next to it thats why i will need it !

is a gravel driveway still a hardstanding area, i assume it is ?

£135 to apply which is a bummer. but if i do it without i could come across problems when selling or later down the line.
when some nobbie neighbour shops me

chappy's car next door is on his drive but because he owns a house its ok !

i think these dogboy's at the LA just want the money, try getting through to them after 3.30pm no chance !

Ermmmm !

i think its odd that i can't devolp my own drive, as it looks complete shat as it is !

maybe i'll see if they will give me a grant, no chance ha ha !
