Does anybody know the ins and outs of planning pemission. The situation is that we have a derelict building with no roof and falling down walls. Are we allowed just too re-build it on the basis that a building has been there in the past

If you are not changing its current usage status, I would imagine you can. So if it is an agricultural barn you should be able to repair it so long as you keep it an agricultural barn. It doesn't seem any different to renovating a house.

However, you may be best speaking to your planning officer. If it is old and has architectural merit, there may be restrictions on how you repair it (ie, you might have to match the brick or roof slates).

Alternatively, you could get a few planning consultants out and get their views. If you get a few out on one day by the end of that day you should have a fairly good idea as to whether you can build or whether you need permission. You can find consultants here: www.rtpi.org.uk/

IIRC if its a danger, you can knock it down to rebuild -reason you see so many historic buildings with hoarding around and not repaired - danger to public, demo, rebuild
