Hi guys
Just wanted to ask an odd question. Had all the house windows replaced last year. So far so good. We have a 1 mtr x 5 mtr porch on the front which I had done at the same time. It has a traditional 30 deg pan tile roof.
Ive noticed that it gets quite damp in there. Moved a few tool boxes to find mildew on the quarry tiles and vertical streaked mildew on the brick face work. Now I had some roofers around a the same time and I know they dropped a tile and smashed a few of the pans whilst doing their work. They recified this, but I was thinking is it interally ripped felt causing a trickle into the cavity or has the window fitter missed something? .
Its all along the porch, I had to look hard to spot the mildew in places, but seems to congregate mainly in the corners.
Any ideas?

Sounds like condensation to me, warm air forming as water when it hits a cold surface.
Are the places affected also the coldest spots or near to them?

is the porch cavity work dean?
did they use soffit or fascia vents?
as bob says sounds like condensation
proper leaks the water pishes in

Yes the porch is cavity . What makes me think its water ingress rather than condensation, is the windows rarely get wet. The metal fittings do, and the patternation of the mildew looks like streaking from water. We had the same set up previously and there was no condensation issues ,even though the old frames were the metal double glazed type. It seems to be worse where the pillars meet the soffits. The soffits and fascias are wood BTW.

If I'm reading this right the porch is a new addition, so before this area was 'outside' of the house?
What are the pillars made of ?
Could be a leak but I still wouldn't rule out condensation.
Could water form on a cold spot and then run down causing streaks?

Yes , 20 years or so ago

Too uniform.
I see what you're saying., Bob, but I really do think this is water ingress to the cavity. Saying that, a Google hasn't returned any results relating to this, so thought it was an anomaly I hadn't come across.

got any pictures dean?
I have 2 clients with similar problems right now
if condensation gets ruled out then its strip roof/re-felt/re-batten/re-tile
not ideal but other than that its guesswork

im with tony on this if you feel its not condensation and may be damaged felt i can see no other option really

So the actual porch is 20 years old.
The way I first read it was the porch was new and put in at the same time as the new windows.
I see you what you mean now. 
If it's not a new area that you've created then I'm starting to agree, less likely to be condensation.
