Hi please can you help me.

I have a problem with water coming into the side of my garage. The pre-existing patio appears to have been constructed above the dpc level. To add to the problems the garage sits lower then the house by one metre. This pre existing patio hasn't had a correct soakaway installed and sits on about 2 foot of clay with cement on top and then slabs therefore water is seeping into the garage where the patio meets that wall. How can this be rectified? Any advice is greatly appreciated.

How far above the garage floor is the patio.

The patio is around a meter above the garage floor.

Sounds like needs tanking, or reducing levels. Where in England are you? Can you.post some photos?

Tanking would be a huge help, and then a deep linear channel to intercept and divert surface water before it can get to the garage.

hydroduct 220 after tanking tanking is a good drainage system.

Thanks all i am now investigating all your helpful suggestions. Better get my spade out more clay to dig up
