Hi

I am planning to build a small extension to the rear of my terraced property. I have a manhole inspection chamber sited within the build area, which upon lifting the cover reveals;

1. Public gravity surface water sewer (Section of pipe cut out showing flow of water through pipe)

2. Public foul gravity sewer. There doesn't appear to be any connections to this sewer within the confines of the inspection chamber). Though there does appear to be a cap which I assume can be removed for rodding access.

3. The depth of the two sewers is approximately 4.5ft.

I have a couple of issues that I would like advice on.

In terms of sealing the present inspection chamber, what would be the correct procedure?

Another issue would be rodding access to the sewers. While a potential solution would be to see what neighbours along the sewer run have a manhole chamber, I would find it convienient to maintain access on my property.

With the size of my intended build, this would not really leave me with the space to resite a manhole chamber of a similar size. Would it be feasible to build in a rodding access to my soil pipe to provide access to the foul sewer and at the same time adding a small Separate access point to the water pipe.

IIRC you cant really close it up, your local water authority needs access to the hole, therefore if you did close it and lay a nice new floor, it could become collateral damage should there be a major leak

messr flowjoe will advise you correctly on this matter in due course,probably best to install a new IC outside the extension and do away with the one inside
some water companies do not like people building over their pipes

You will have to get a build over agreement and also a camera inspection before and after of pipe work in case of damage during construction.

Welcome Brummie. Sounds like you have an interceptor trap in there. They are notorious in our game for blocking and causing no end of problems. Access is needed to these manholes/inspection chambers to enable maintenance work to be carried out. You probably have to re-locate the manhole, if not have the interceptor taken out. they can cause subsidence in extreme circumstances. I would'nt think you would be able to cover it though. As i do new build drainage Flo' will be your man to speak to at draindomain.com, i think? If you were allowed to keep it you would need to provide access by way of a double sealed manhole cover and frame. But would you want drain rods covered in shite being pulled through your lounge?
