I am building a big shed at the foot of my garden, however am stuck on how to deal with surface water drainage.
The garden is 40m long and on a slope of roughly 1:40.
The building is 8m * 8m square and the roof is a 4 in 12 (15 degrees) pitched roof with an area of 65.71 square metres.
I don't need planning permission to build the shed as it is not located nearer to a main highway than the house itself, and it is less than 4m in height.
However, I do need building regs and they have asked me to submit plans showing how I will deal with surface water.
The shed is located at the foot of the garden and the land behind it is private land with garages on.
I could ask the owner of the land if she will let me site a soakaway there however I do not think I can site it 5 metres away from any buildings.
Is the building of a soakaway my only option for dealing with the surface water ? If it is then does it have to be 5 metres away from any structure ? Also do I need to run the rain water from both gutters into the soakaway ?
