Firstly, what a great site!
We have had a new garage built and the plans mention a soakaway for the rain water which we will be constructing ourselves.
The plans say that all drains within 1m of building to be encased in 150mm concrete sleeve, why is this and what is this?
Also if we follow the instruction to find out if a soakaway is feasible and it is not what other options have we?
The house was built in 1936 and we are not on the main drains. We have a cesspit, all the drainage including sewerage and rain water goes into it.
Any info would be greatly appreicated

go to main site. idea of concrete sleeve is to keep water away from founds.Without seeing site cant really advise...could run surfacedrain to existing drainage... what type of soil do you have?
with both foul and surface water going to your cess pit, how often do you have to get it pumped out... with all this rain you must be swimmin in poo! It is better to have separate drainage for foul and rainwater to prevent this happening, but if this rain continues, we'll be paddling this island towards the med!:D

I have just found out that we have a septic tank (not a cess pit) that has a pipe going into a brook at the bottom of the garden. Instead of having a soakaway couldnt we just use that for our storm drainage or do BO insist on a seperate soakaway.
We have a high water table and clay soil about 1 foot down.
Still unsure about concrete sleeve!

i would run a RW pipe from the garage to the brook
not a good idea having RW mixing with FW

Wrt the concrete sleeve, it is briefly explained on the gradients and cover section on this here page, essentially I think your BCO is asking for you to encase (sleeve) the underground pipe. Returning the water to the brook fits in with the idea of SUD's, therefore I would discuss it with the BCO.
Only an over enthusiastic DIY'ers opinion, but yours for nowt.

Thanks for the link to the laying drains page.
I have asked the BO today and he says that putting a pipe to the brook for rain water is OK he also said not to worry about encasing the pipe in concrete! The laying drains page does mention that if the plastic pipe is 600mm down (or 300mm for clay pipe) then it does not need to be encased in concrete, I think I will just go with that.
