Hi all

I have recently moved into a new house only to find the sub-floor space was flooded with about a foot of water. As the weather dried up so did the water. However it has rained buckets the last week or so and the water is back.

I know nothing about drainage or construction so I don't know where to begin. I have been advised blindly that I may need new land drains, do you think this will solve my problem?

With out seeing something like this its impossible to comment on you situation but a few things in general spring to mind here.
1) You say you just moved in, did you have a survey done?
2) get a local surveyor to come and tell you why its flooding. 3) If you had a survey done when you moved in and it said nothing about the problem you may have a claim agiainst the surveyor.
4) If you did not have a survey and its a minor problem get a good local contractor to fix it.
5) If you did not have survey done and its serious (and water 1ft deep sitting on the solum is not good) look at you insurance to see if you have cover, if not get some proffesional advice.
