We are currently having a extension built, the ground level is about 2 foot lower than the level of the garden in which its been built in.The building work is now completed but there is a trench around the outside which keeps filling with water and floods inside the building.I want to put a patio around the building when finished, should this help with the water if it runs off from the building and into a drain or should i have some drainage put around the building.

You will have to install a land drain around the extension lower than the level of the proposed patio, but importantly higher than level of the foundatios.

You will also have to weigh up given the ground level if it would be prudent to install a linear drain at the patio level to intercept any runoff from the lawn.

The type of systems required are dependant on the site itself and outfall so speak to your builder or drainage specialst

why is the floor level 2 feet lower than the garden?
you will need proper land drains to make sure the water gets away
i am assuming the house is built on a hill,otherwise there is no reason to build below ground level

The reason for the different heights is the house sits on one level and about 10 feet from the house the garden raises up about 18 inch. The extension is about 20 ft in length so 10 foot into the garden.
i will try and post a picture as they speak a thousand words so someone said.

i get the picture bentley
normaly in this scenario you would have a retaining wall at least 600 mm back from the extension with a land drain behind it,or drainage outlets in the wall,then either your paving would fall to a gully or you would have a linear drain running around the extension to a suitable drain /soakaway
i have done jobs like this myself and they are a hard work because the soakaway often needs to be 2m deep,i would say discharge into the foul run but thats a hanging offence round these parts
