Hi,

We have recently moved into a newly built house and have turfed the back garden back in September '04. About six feet of the very back most part is waterlogged and I want to build a patio at one end near this area. The garden is pretty level, but when you did out the area for the patio it is full of water. Any suggestions for drainage with the minimal disruption to the exsiting lawn?

As I've said previously, new-build properties cause massive disruption of the natural groundwater regime and it can easily take 12-36 months for the situation to settle down, whereupon you may find there is no problem at all.

If you're going to be building a patio anyway, the best advice I can give is that you incorporate drainage for the patio and ensure the ground beneath is well-drained. This might need you to dig a new soakaway or connect to existing SW provision, but, until you get the ground open, it's all just guesswork.
