I moved into my house about 18 months ago. Since then we have had problems with water in the garden plus occassionally below the house. I have spoken to neighbours and they are unsure as to why there is so much water when it rains. One said that it never happened before the new houses where built behind us. While putting up a fence today we found a pipe end, (pot, coaster size maybe bigger) running from new properties into our and our next doors garden (about 2 ft down). Dont know what to do about it?

I'd be inclined to telephone Building Control at your local council and ask them about the provision of land drainage on the new site.

It sounds as though the construction of the new houses has disrupted the previous groundwater regime and diverted the flow towards your properties.

It may be that, over time, it will sort itself out, but I'd tend to agree with Jon and get on to the local BCO to see if they can "persuade" the developer to install an interceptor drain at the boundary of the new site so that your land isn't inundated.
