Hi guys me and the Mrs are buying a new house, survey came back and the patio at the back of the property is too high, its only 130mm below DPM level, its a new patio which the current owners only put down 6 months ago, should I run for the hills, or is it likely to be OK, house doesn't have cavity wall insulation and the wall is east facing if that makes a difference....
I asked for a discount to remedy the work and was told no....paving is Marshalls Symphony apparently

Went round at lunch time reason patio is higher is due to it sloping away from the house and a inspection cover further down the patio. So they raised it so the man hole wasn't 2cm above the patio...

130 is fine. I'm surprised the survey brought it up over 20ml, ideally it should be 150 below.

Considering a lot of new builds seem to put the grass right upto and in some cases above the air bricks you will be fine

it will be fine,the drain cover could have been set to any height

Even if it was an inch lower than the DPC, damp will still not breach it, that's what the dpc is for. The 150mm is for flooding/standing water reasons, also supposedly rain can bounce up to 150 mm when it hits the deck, so how we stop the horizontal rain is anyone's guess:p
If your property is elevated and all the paved areas fall away from the house then I wouldn't lose any sleep.
Surveyors have been stung in the past with compo claims so are increasingly stringent these days.
