Hi guys - great, very informative site. Well done.

About 10yrs ago we had front, rear, patios and paths redone in Indian Stone jointed with mortar and at the same time had the drive block paved. Lovely job but the guy who did it is no longer in the business.

Over the years parts of it have had to be patch pointed 2 or 3 times so it was interesting to read on the main site about polemeric sands that might be a better option. After last winter the stone all needs re-pointing, then sealing.

There is about 80m2 plus about 30m of single width flag paths.

In addition the blocked drive (about 20m2) has a very small sag in one area which wants sorting, then re-sanding and sealing.

I'm in the process of getting 3 quotes as suggested but would like to know how many man days you think are needed and what a reasonable ball park figure would be for the work. Located 15 miles north of Manchester.

Lastly, one of the guys contacted suggested that Sika Pavefix Plus was better than the Rompox products mentioned on the main site - any thoughts?

Thanks in advance for any help or advice you can give.

O.K. fair enough but as it's at the front, sides and back of the house and the patio is up some steps a picture won't be enough!

What is it that will help with the photos, all the areas to be re-done, state of pointing, size of flags?

Also forgot to mention about 6 flags need re-fixing.

depending on the condition of the existing pointing between the flags it could fall out with screwdriver and a brush to remove the dust or needs to be removed with an angle grinder which then takes 3 times as long

if they are large areas or long narrow paths, if the flags are mainly small or large will also determine the time it will take to remove the existing pointing

you have had it patch pointed so some of the pointing will be a lot harder than the 8 - 10 year old stuff, there will be pointing on the face of the flags which needs to be removed too if your going to be using polymeric sand this time round which all takes time

OK, how are these:
Image
An over-view of the pattern, flag sizes - colours have come out a bit funny but no matter.

Image
I would say well over half of the joints are like this with the mortar crumbling or missing altogether.

Image
The rest, virtually all I would say, have the hairline cracking between the flag and the mortar as in he foreground here.

Image
The waviness of the block lines show where it has sagged slightly. It's only at the top of the drive near the garage entrance.

Some of the patch pointing has actually lasted less well than the original. The guys who did the last lot a couple of years ago - well I didn't actually see any Indians about - but you get my drift! :p That's why I'm anxious history not repeating!

I'd rather overpay a bit and get a decent job, but o course the two don't always go hand in hand. Ballpark figure is all I'm after.

Location s North side of Bury to be exact.
