Hi, i am currently selling my house and noticed that the previous owner had laid patio flags that are only 75mm below the dpc. I realise that it should be 150mm at least. I am sure i saw on a tv programme once that if you remove the flags butting up to the dpc area and dig down 75mm and then put some pea gravel into the trough that this would get round the problem instead of lowering the patio. Am i right? the initial flags butting up to the house wall are only 100mm wide and not a full size flag. Any help much appreciated.

unless it comes up on a survey leave well alone rich
the ideal drop is 150 mm but unless you have major damp problems say nowt and see what happens when they do the survey.

Cheers LLL , i have no damp problems at all. Infact you can see that the damp course is working because there is a little bit of moss on the brickwork but only below the dpc. I might just clean that off and see what happens :D . Watch this space lol
