hi fellas (and ladies?)
2 questions
the missus has the freehold on a flat and shop in a middling part of luton
the flat is easy to let but the shop is proving troublesome
its 555 sq ft on a main road but like a lot of shops no one wants to lease it
a funeral director wanted it but the family in the flat didnt fancy having dead bodies as neighbours
its right next door to a day centre for down and outs so that doesnt help
anyone got any ideas?
secondly the daughter needs microsoft office to do PP stuff for homework
I know little of this stuff but as with photoshop do not want to pay big money
ideas pls?

Cant you find a charity that might lease it? the rent will have to be cheap!
Didnt think people actually paid for software these days!

the thing is just about everyone is put off by noah being next door
i know its a worthy cause but before they moved in it was a wine shop

convert the shop into a flat?
the last shop in small parade of shops got converted near me a little while ago after the last business (grease spoon) couldn't get sold as a going concern.
you can by student editions of office cheaper, or get a copy of open office. if the wife works on a pc here company can let her have a copy at home.
failing that if your not bothered about the version I might have an old copy knocking around.

i think who ever wants to rent it you should let them, if your tenents are not happy they will need to find some other place, its a buisness your running not a charity...

i looked at the flat but the way the shop is laid out its gonna cost 15 k to do it right

its not a job for customer, it got be functional and done to building regs but it doesn't have to be to your usual very high standard. how much are you losing each month, by not renting it, also how much could you gain per month by converting it? The £15k can be written off against income if its stuck on the mortgage.
failing that, see the other thread about beverly setts, would costa or starbucks be interested, because if they are not there isn't any one else on the high street.

Shops are closing everywhere now that delivery services and online ordering is the norm. The other option is to get its useage changed so someone can open a kebab, curry or chicken shop, they are the only people using shops these days. Dont know the rental returns but it might seem a bog spend now converting to a flat but i cant see the highstreet picking up again in the future and you could carry on loosing money for the next three years and then decide to convert at that point loosing 3 yrs of return covering the cost of the works. Plus you know yourself the 15k spend would easily add more than that to the value of a shop when finished

there is no mortgage
7.5k was the lease
i reckon food is the only option,but its a bugger changing from A1 to A5 consent
the shop was refurbed 7 years ago and that is the thing sticking in my craw
