hey johnny boy - you're in one of the wealthiest parts of the uk, as am I. I get asked all the time for space/storage - pikey's are a real prob round here.
My best advice is use all your regular boozers - espech where the bilders hang out (and roofers @ 3.00pm when it's raining) - they will know where any space is likely to come up at a sensible price.
all the best - it's hard to get a foothold.
Don't mean to sound like Grandmother suck eggs etc....
ps - my missus deals totally with green belt & conservation issues - pm me if she could help.

We are based on a garden centre not to far from you in Stanwell Moor. The areas not great (a lot of pikies) but there is a bit of on site security to solve that particular problem.
We were initially based in Dorking but it was to far out of London so we decided to move in a bit. Me and my business partner got in the van and started driving. Within about 20 minutes we'd found some old deserted horse stables near Sheperton. The owner there didn't have land spare but gave us the number to a garden centre. We phoned the garden centre and within half an hour we were getting the guided tour from a very enthusiastic owner. We have now been there for about 3/12 years.
Not meaing to gloat but the point is I would avoid the estate agents like the plague. They will just drag the whole process out and make it more expensive than it should be. There is a hell of a lot of garden centres out there struggling to make ends meet, just gto to get in the car and go and find them. Also there is a lot of waste transfer stations in middlesex, surrey areas. these places also have a lot of land.

It never rains but it pours
Did a deal on a 1200sq.ft warehouse on monday morning, loads of parking, and he'll let me gate off two corner spaces and use as a green waste dump so I can get my grab guy in twice a year. Spending £200/250 a month on waste at the moment so a useful alternative to a yard. £150/month over budget but had to be done really, £7/sq.ft plus low rates so cheap really, 3 year deal, needs some work so bought the floor paint, organised electrics, agreed to take huge loss on portacabin selling back to dealer (won't go in unit). Just waiting on lease to sign but cracked on, all good. Rent free couple of months to sort out bits and bobs, really nice place, community feel. Location not perfect but close.
Tuesday afternoon, get a call from another place I went to two weeks ago requesting meeting last night, went along as nothing to lose. 6100 sq.ft (unsplittable) warehouse 3 year deal £3/sq ft inc rates. Huge high ceilinged, can get an artic (and therefore my portacabin) straight in there. About a 3rd of the total, other tenant may want another 1500 sq ft which would reduce my rent to manageable level. Good location, not perfect but a smidgen closer. Problem is no green waste outside allowed, but he will possibly let me do a covered skip. No way to sort before Saturday when he meets other tenant, I have keys for first place, who is hassling me to sign.
