Help calling all landlords - Drains blocked again

My daughter is in private rented accommodation and she has had a problem with the drains getting blocked, she tried calling the landlord and texting but got no reply, that was about 4 weeks ago, (we got someone round to clear it)
The drains have got blocked again and it's flooded the bathroom with foul water, again she tried to call the landlord with no joy, until the next morning at 2am she finally gets a quite abusive call from them saying why do you keep calling and texting, they have just came back from being 8 weeks out of the country, my daughter told them why and sent them a picture.

They put her up in a hotel for the night and got a firm in to clear the blockage and try and clean up the mess..

The property has no gas safe certificate on display or any thing else for that matter, no smoke alarms or carbon dioxide alarm nothing.

I want my daughter to show me the lease agreement but she can not find it...

Can my daughter end the contract and move out and get her deposit back or what has or can be done to get this nightmare ended...

this isnt really the place to discuss issues like this simon
but
the landlord needs to address the issues with the plumbing , but chances are the leasehold agreement will be legally binding and if she moves out then she will be liable for the rest of the lease
if she witholds rent he almost certainly will take her to small claims court
best to find an amicable agreement for both parties

Did they not get the property through a letting agent/estate agent, dont think you can legally rent out a property without gas safe certs etc...... had the same last year with my eldest daughter, guy turned up to fit a new gas meter and condemed the gas fire there and then.

Words had with landlord on the legalities and monies returned pdq, tipped off the letting agents and they dropped him like a stone.

Flowjoe out the local paper, the rent is paid direct from the council

Contact the local council and ask for an inspection, councils state that property must be fit for habitation.

I rent places out and do not see the need to use letting agents (read robbing useless barstewards)
for me the tenant has a cop and I have a copy of the GSC,same with the AST and any electrical goods I supply are pat tested yearly (so i supply as little as possible)
you cant play at being someones landlord,having said that it never fails to amaze me some of the damage that tenants can do,holes in stud walls,doors,kitchen doors ripped off,sinks pulled off walls
not saying your daughter do this ,but both parties have obligations to meet
i have 3 great sets of tenants now (1 for 16 years) and if they want anything doing i make sure it happens pronto

Local comedian 'renovated' (and I mean that in the loosest of terms) and rented out THIS property up the road from my mate. Luckily the family got out alive, the landlord didn't give too hoots about safety. One of his employees was hanging out of the gable in a bedsheet pointing the eaves whilst I was in the Post Office over the road. The Sikh chap who owns the PO knows me quite well and detailed the cacophony of shortcuts in the build as he had watched it go up (literally) :angry:
This went up four months after finishing, dodgy gas install by all accounts. How it got passed building control ,god only knows.

why is it ok to discuss other personnel problems on the craic, ie: alcohol, mental illness, physical illness but inappropriate to discuss an issue of bloced drains? The boggle minds lll ???

I think it was relating to the legal implication of the lease agreement but got to agree sean your spot on :)
