Hi,
Hoping to build a new conservatory. Believe there is a combined drain (house built 1958) running paralell to the building. Conservatory would be built over two rodding eyes. Have been advised by planning that these rodding eyes would need to be extended out. What would this work (Scottish Building regs would apply) entail? And who would do it, i.e. plumber, drainage contractor?

Really hoped someone would be able to help me with this and was hoping even more for a simple answer that meant we could do the work ourselves. Have been through the other pages and questions but can't find anything the same. Am I just being incredibly dosy and missing the info already out there?Judi

Tony would definitely be the best person to answer this one. I believe he's been in Ireland several times over the past couple of weeks so hasn't had as much time to answer questions as he usually would.

Extending your rodding eyes is a straight forward job, have a look at the bottom of this page http://www.pavingexpert.com/drain02.htm
The only problem would be if the extension ran through the conservatory footings, probably something you would need to discuss with your planning authority.

Planning said the found would need to be dug down below the level of the existing pipe (but not how much further down) and built up so that a concrete lintel could go over it to protect it. Can you not do that over the rodding eye extension as well? Also, can the extension come out at 90 degrees to the combined drain as at 45 degrees it would go into the neighbour's garden. Can't see them being too keen on that idea............ Is there a maximum distance rodding eyes need to be apart from each other? Neighbours all only have one each, but as we've got 2, I wondered if it had something to do with working the distance back from inspection chambers or manholes at either end or if we could replace the two with just one in the middle?
Could really get into all this drainage stuff!!!!!! Maybe I should get out more....... ???

As Inf said, I've been back home to Ireland for much of the last month and when it comes to a choice of ceol, craic and Guinness or answering Qs here in the Brew Cabin, I'm afraid the bar wins almost everytime!
Without seeing the site, or plans thereof, it's difficult to be specific, but REs are positioned as required - there is no minimum separation: on really well designed systems, they can be excluded completely, and teh fact that you have two on your plot suggests summat strange going on.
If you can get a drawing or sketch to me, I'd be better able to comment.

Really appreciate your help. Will try to draw something up in the next couple of days and then scan it through to you. Its an ex-local authority mid terraced house, so its very likely to have something strange going on AND be badly designed too!
