Would not a concrete base be the cheapest ? But somehow 'tarting' it up.....

I rented a place once and plastered most rooms, fitted a kitchen, dug the tip of a garden out and laid a patio. Next door where having a patio laid and gave me the topsoil. The land lord heard about it, came all the way from the isle of wight to bollock me about..... ''importing rubbish into the garden.'' 6 months later on my release the flat was returned to it's original state and the land lord was made to pay me compensation ( not by the courts but by me privately ) :;): Rogue land lords are a scourge. Anyway BACK TO THE TOPIC, i have sourced a load of brand new unused concrete 50mm slabs, most at 60x60cm and some at 60x90cm.

Just need to read up on laying screed of sharp sand etc as never done it before, i have a couple lengths of scaffold to level as well.

Improve your chances of letting it at reasonable money by at least providing some sort of usable surface. Gravel not much use for kids playing on (unless they like throwing stones) and it is a lousy surface to walk on. Reclaimed council slabs laid with block border can look good at little cost. Leave a few out and put the odd shrub in to soften it a bit.

Its your investment and its long term value is maintained by you spending "some" money on it, not by cutting as many corners as you can to maximise your return. As seanandruby said, rogue landlords are a scourge.

Last ones I priced up a few months ago were £3.20+vat, I could get marshalls barface for £6 each.

I have spent money on a patio and come back 6 months later with a motor bike in pieces all over it and the tenant gone,
turfed another place and did they manage to cut the grass once in 6 months?
No but they let their dogs use it as a toilet,without ever picking any up
I have been in some rough digs and i know the crack ,but its a business first and foremost

Totally agree LLL.

You have to find a 'balance' so both landlord/tenant are happy.

I have fitted new kitchens onlt to see the WRECKED and filthy after a few months.

It is a business foremost.
