Loft wet and smelly

Hi all i hope your all well and working hard...
Ive got a problem in my loft, its very wet and smelly with lots of condensation.

i have 6 gu10 50w down lights in my bathroom and the heat from them goes straight into my loft space.

thinking this could be the main problem i have now put led gu10 bulbs in to try and keep the heat down.. this has made a big change and it seams alot better.

also today ive removed all the old insulation and have noticed ive no soffit vents at the front of my house so ive put some in and they will make more venntilation.

the questions i have is on the back of my house i have a conservatory and do not really wish to be climbing on it to try and fit vents at the rear of my house. also at the rear of my house it does not have any soffit just a fasia board.

whats my options plaese...

does your upstairs bathroom have an extractor vent?
is the loft well insulated ?

yes i have one brick gable on the side of my house and the neighbour on the other side...

the bathroom has an extractor fan fitted which goes out of the back of the house and not into the loft space.

the loft was well insulated with it going both ways across but i have removed it today as its all wet and smells i will replace it as soon as i can.

any other options please LLL on ventilation

so at present i now have ventilation at the front of my house which is sort of south, the gable end is on the west side of the house and my neighbour is on the east...

i hope that makes more sense

hi, i had a client that had this problem last spring. house new build 2 years old very well insulated, roof space was very wet. condensation is the problem, stop the heat getting into loft and ventilate. i got the core drill and drilled three 110mm holes and this did the trick. make sure the insulation is not pushed cown into the eaves. you need cross flow with the vents but if you got vented sofits on one side and you drill brick gable you should be ok.

also if you have a water tank make sure you dont insulate underneath it

Forgive me if i sound a bit thick. Did that make for a nice birds nest, or, let the rain in ? where did you drill holes and did you cover with mesh etc?

drill the hole put a piece of 110mm pipe in to bridge the cavity and put a mesh cover on the outside, same cover you put on the extracter fan. drill holes in gable.

Thanks guys for all your help,
i have no water tanks in my loft space or any pipe work at all so going back to my last post is it ok if i have soffit vents at the front of my house and then drill say 2 holes in the side of my house.

North is the back of the house (no soffit just fascia board)
East is my neighbour (joint brick gable)
South is my front (ive now fitted some soffit vents into that)
West is a brick gable (which i can fit vents too)

my question is would that be ok as its only south and west facing i can get to.

i hope this makes perfect sense, but if it does not please let me know.

PPS also the vents ive fittted in the front soffits are the round ones like these vents ive fitted

should i put some meshing or some thing over them to stop wasps bees flys or am i just being a silly billy.

you should be ok with them soffit vents, get some holes drilled in the gable and see how you go on, it should be ok.

Right a mate of mine has a big feck of drill and a 4 inch hole cutter,

so my next prob is can i drill the holes from inside the loft as i think its not going to happen up a ladder balanced of the garage roof,

also when i break out to the outside will it cause damage to the dashing on the side of the house if so will it be minamel

take your time with the core drill and this should minimise the spalling but it will still spall and buy a bigger louvre to hide the damaged render.

thanks my mrs will have none of it if its likely to damage the side of the house... how can i load a picture im having probs...

cant help with the picture but the damage with be small if any, places to buy louvres are Lindab, Fans & Spares etc

To be totally safe could you drill a pilot hole from the inside then core drill from the outside back down the pilot.
