Flagging - 400 m2 indian stone

Patio flagstones (slabs), concrete flags, stone flags including yorkstone and imported flagstones.

Right, basically i have 400 m2 indian stone to lay + point. Its labour only and the groundworks have been done, all materials supplied.

I have plenty experience in the job but have only been on my own for four months, and have not done a job this size before.

Just wondering how long you think it would take with 1 man and a labourer?

it could take a month or 12 days
without seeing access or step details its impossible to say
my base labour rate for injun stone is £20 M +VAT labour only

however when it gets complicated that can rise to £30

and if its a dead straight run it could be £15-8

Theres no step detail, totally flat area with no terrace. Access is spot on, no tight gaps to go through or anything that causes hastle.

Just after a average time really that you can lay+point 400 m2, with 1 man+ labourer.

I did exactly the same size area some time ago....Image

We had 5m of srcreed delivered every day, for three plus machinery, and it did indeed take around 16 days, due to the fact that the slabs were of non uniform size and they had to be laid upside down!
Oh and the whole thing drains to a 6" grate (like you find under a downpipe!

I believe at the time the client wanted them that way

pointing should not be too bad, will do it as the job goes on off planks with a gun i find best. Nexus is good but i cant get it in to his head that what he spends on materials he saves on labour.

yes indeed the client insisted on having them laid upside down. We told him its wrong, and that it will look crap. Sure enough, it did.
It took my mate 9 days to point it using 3-1 mix. (it was his job)Its now all coming out, and has to be re done.
I tried to tell him at the time it was the wrong way to do it, but old school boys never listen!
I think the screed worked out to about £500 a load

because he had some clowns come and do the back patio, and they told him thats the correct way to do it. He is the sort of person who never listens (he only uses one part of the telephone!)
the sizes did not fit, and the colours were all different too.
A nightmare job all together!:p
