Soil pipe leak

Hi, Just found this interesting site and hope someone can help with my problem,
We have sewerage seeping under the front retaining wall onto the drive. Our property is sited on a steep hill and the drive is at the bottom, where the leakage appears.
The nearest soil pipes are 25 feet above the drive of which are about 30 years old. I have inspected the manholes and water is running freely and there are no blockages, I have made repairs to cracked and broken cement around the channel but the problem still exists. The feed pipes to one of the chambers are clay ( outside dia 8" approx) but the adjoining channel is plastic! The jointing cement between the plastic and clay is badly cracking away and is suspect. This part of the system is shared with four other adjoining properties so I can not easily shut off using the system for 48hrs whilst re-cementing the joint, is there a quick drying bonding/filler to reseal this joint or any other suggestions would be appreciated.

There are quick drying cement products and epoxy resin products on the market for joint repairs.

I would however get a camera survey carried out first so as to make sure you are not wasting time and money sealing the wrong joints. If the chamber is defective chances are the pipe work either side could be in the same condition.

A decent survey will cost approximately £120, which split between the 4/5 properties should not hurt too much. You will get a definitive answer to the cause of the ingress and you will have your neighbours on board to split any costs incurred for repairs deemed necessary.
