Hi everyone,

I have used this excellent site for paving advice many times but have a general building question as I realise there are a number of experienced contractors on here.

I live in a tiled roof cottage so the rooms on the first floor are in the roof space and have sloping walls with the roof. I plan to put a dormer window on the back about 2 metres in length but need to choose between a barn dormer (with tiled sloping roof and sides) or box dormer (with square lead roof and sides). Please could anyone advise on the difference in price between the two?

barn dormer will look better if you have a high existing roof
square dormer works better if the existing ridge line is relatively low
not a huge difference in cost as lead is savagely expensive
you do not need planning for a rear or side dormer but you do need structural calcs and building regs approval

impossible to give a price without seeing the calcs but ballpark around 10k all in including scaffold plastering etc
